Why would you take a deposit and not get a professional inventory report!?

If you have taken a deposit from your tenant then you have most likely done so to help ensure that they pay the rent and don't damage your property, and by law, the deposit must be registered with a deposit scheme. But what if they do cause damage?  You need to be able to evidence the condition of your property at the start of the tenancy compared to at the end.  The most reliable way to do this is with an independent inventory and checkout service.  Without proof of the condition of the property when the tenant first moved in, you could be left with a bill for damages (or cleaning) and be unable to claim from the tenants deposit.  With a professional independent report a dispute can be quickly resolved and sometimes even avoided altogether.
